Do all of your apartments have the same finishes?
We have three different finish packages to choose from! “Cool Package”, “Warm Package”, “Attitude”. Cool and Warm are the same except the "cool package" features grey-based finishes and the "warm package" showcases walnut based finishes. "Attitude" is our upgraded finish package which includes: upgraded cabinetry, upgraded appliances, Bluetooth speakers, upgraded lighting and flooring.

What are the lease terms that are offered?
12 months at the moment, but be sure to always check with the leasing team to be sure!

What is your pet policy?
Maximum of 2 pets per apartment. Breed Restrictions apply. Weight limit of 100 lbs. combined. Pets must have updated vaccinations documented before move in.

What do utilities look like here?
OUC (Orlando Utility Commission) will be paid directly to the provider. The electricity account number must be provided at move-in. Cable/Internet providers will be AT&T or Spectrum which residents will pay directly to the provider. Water/Sewer will be billed by usage and added to your monthly rent.

What's my security deposit?
The standard security deposit is $250. An additional refundable deposit may be required based on credit screening. Income Requirements: 3x the amount of the above base rental price. Proof of income must be provided via email, fax or at the office once the application has been completed.

Do all of your apartments include washer and dryer?
Yes, all our homes come with full-size front-loading washers and dryers.

Do you have garages?
We have one controlled-access six-level garage.

Do you have storage units available?
Yes, varied storage options are available. During the application process, you will have the option to choose additional storage if interested.

What is the parking policy?
One vehicle per leaseholder. Parking is first come first serve.

What is included in the rent price?
Your gorgeous apartment home with customized finishes in a superb Orlando, Florida location next to upscale shopping, dining with access to stunning amenities and one of the best teams at your service if we do say so ourselves.

Who is the internet provider and cable in this area?
AT&T and Spectrum both provide Fiber.

How long do I have to move-in to my apartment?
60 days from the time of application.

What do you look for in the application?
Please review the resident qualifications, found on the first page of the application.

Do you have furnished apartments?
No. However, we recommend Cort Furniture which provides complete housing packages!

Does it cost anything to take a tour?
Nope, swing on by, we'd love to meet you!

Do I have to make an appointment, or do you accept walk-ins?
We offer self-guided tours, and you do not need an appointment!

Can I get a price reduction if I sign a longer lease or pay for rent a year in advance?
Not at this time, no.

What is the renters’ insurance policy?
Minimum of $100k in coverage. All residents are required to provide proof of liability renter’s insurance prior to move in. Each leaseholder must be listed on to the policy.

How accessible is the team at the local office?
Available 7 days a week! Also 24/7 Concierge.

How do I receive packages?
Via AmazonHUB lockers or received by Concierge. Available for pickup 24/7.

How do I send packages?
You can easily send out through our concierge! We're happy to help make it easy.

What fees will I need to pay if I have to break my lease?
2x monthly rent.

Can I smoke in my apartment?
We are a 100% smoke-free community - you may smoke outside of our community 10 feet from any opening like a door or window.

How do I pay my rent online?
The easiest way is to download the ResidentPortal App (Hint: it's red) Otherwise, you can click on "Residents" on the top right-hand side of the screen on our website!

What are the hours for the amenities?
Fitness Center is 24/7 all others are 8 am to 10 pm.

What schools is Modera Central zoned for?
Orange County

How do I transfer to a new apartment?
Contact the leasing office for details - let's see if we can make it right for you!

Will I be allowed to sublet my apartment?
Nope, sorry, not allowed here!
